We offer spacious 1-bedroom and 2-bedroom apartment homes designed to fit a variety of lifestyles and needs.

Our community is conveniently located at 2031 Westborough Drive, Katy, TX 77449, with easy access to Interstate 10, shopping, dining, and major employers.
What makes your community unique?
Our apartment community combines a prime Katy location, a welcoming neighborhood atmosphere, and a dedicated management team focused on exceptional customer service. Residents enjoy responsive communication, well-maintained homes, and ongoing community improvements designed to enhance everyday living.
Do you offer furnished units?
No, we do not currently offer furnished apartment homes.
Is smoking permitted on the property?
Yes, smoking is permitted in designated areas in accordance with community policies.

Leasing and Application Process

How do I schedule a tour?
Prospective residents are welcome to walk in for a tour or schedule an appointment online through our website.
What documents are required to apply?
Applicants should be prepared to provide: Valid government-issued ID Recent pay stubs Bank statements or banking information W-2 forms Employment offer letter (if applicable)
What are the income or credit requirements?
Applicants must demonstrate a minimum gross monthly income equal to 2.5 times the monthly rent. Additional qualification criteria apply.
How do I apply?
Applications can be submitted conveniently through our online leasing portal.
Is renters insurance required?
Yes, renters insurance is required for all residents.
How long does the approval process take?
Application approvals are typically completed within 48 to 72 hours.
Do you offer short term leases?
Yes. Short-term lease options are available with a $150 monthly premium.
Do you perform background and credit checks?
Yes, all applicants are subject to credit, criminal, and rental history screening.

Pricing, Fees, & Deposits

How much is the security deposit?
Security deposits range from $150 to $250, up to one month's rent depending on screening results. We also offer Jetty Deposit alternatives, starting at $500 plus any additional deposit requirements.
Which utilities are included in rent?
Utilities are not included in the monthly rent.
What utilities am I responsible for?
Residents are responsible for: Water and sewer Trash service Gas Pest control Internet service
When is rent due
Rent is due on the 1st of each month. Late fees are assessed after the 5th day of the month.
When payment methods do you accept?
Residents can pay rent online, through Bilt, MoneyGram, or via electronic money order.

Move-In, Lease Terms

What lease terms do you offer?
We offer lease terms ranging from 7 to 15 months.
What is required on move-in day?
Move-in costs may include: Prorated rent (if applicable) First full month's rent Administrative fees Remaining security deposit balance.
Do you allow subletting or lease transfers?
Subletting is not permitted. Lease transfers may be available after six months of residency. $300 transfer fee applies during an active lease term No fee applies at lease expiration
What is your move-out policy?
Residents must provide a 60-day written notice to vacate before moving out.

Community Amenities & Lifestyle

What amenities do you offer?
Residents enjoy a variety of community amenities, including: Resort-style swimming pool Outdoor grilling area Fitness center Dog park/run Package lockers Blue Stream Fiber internet Playground
Are amenities open 24 hours a day?
No. The dog run, playground, and package lockers are available outside regular amenity hours, while other amenities operate during designated hours.
Can residents reserve amenity spaces for private events?
No, private reservations are not currently available.
Is Wi-Fi available in common areas?
Yes, complimentary Wi-Fi is available in the leasing office and fitness center.
Do you offer a guest suite?
No, guest suites are not available.
Is parking available?
Yes, onsite parking is available for residents and approved guests.
Do you offer EV charging stations?
No, electric vehicle charging stations are not currently available.
Is bike storage available?
No, dedicated bike storage is not currently offered.
How does package delivery work?
We use Package Concierge lockers for secure package delivery. Residents pay a one-time registration fee of $20 and receive a QR code by email or text when a package arrives.
Do you host residen events?
Yes! We regularly host resident events and community activities throughout the year.

Renewal offers are typically sent 90 to 65 days before lease expiration. Residents can review available options online and complete the renewal process electronically.
How do I submit a maintenance request?
Maintenance requests can be submitted through the Loft Living Resident Portal.
Is there an online portal for residents?
Yes, residents can access their account, submit requests, review lease documents, and make payments through the Loft Living portal.
Do residents get partner perks or discounts?
Yes, residents have access to exclusive partner perks and special offers.
Do you offer amenities for remote workers?
